Perfect location for everything you need. It is a few steps to the beach and a short walk to local coffee shops like Southern Grounds and Homespun, Publix grocery store, an assortment of restaurants like ABBQ, Flying Iguana, Mezza Luna, Sliders Oyster Bar, and more, and bars like Lemon Bar and Pete’s Bar. The kitchenette includes a large fridge, stove top, pots/pans, cooking utensils, coffee pot and a microwave! This clean and freshly updated home includes smart TV with cable and fast Wi-Fi! The clean and updated bathrooms have towels, soap, shampoo and conditioner provided

There is a guest manual with an Atlantic Beach guide including local favorites such as North Beach Fish Camp, Ragtime, COOP 303, the Local, and best brunch spots. We also provide information to rent bikes (our favorite way of getting around the beaches). Property sleeps 3 with queen bed in bedroom and convertible twin sized sleeper sofa in living room

House Rules

ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. 

CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.

CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour.

CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged.  You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. 

SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors

SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine

ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. 

PETS (DOGS ONLY)  -  $100 non refundable Pet Fee.  PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS. An additional fee will be charged if there is any evidence of pets on furniture, bedding.

DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking.

REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. 

CANCELLATIONS- Please be aware of the cancellation policy before booking! 

HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED  – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. 

PARKING: 1 parking spots available. No commercial vehicles allowed

As a solo traveler I found this place to be perfect for me and had everything I needed. I did not rent a car and I did not need to. Everything I could possibly want was within walking distance for me. Close to the beach, restaurants/bars, shopping and groceries. The neighborhood was quiet and I felt safe. As mentioned in other reviews , there is a barbecue place, (which, btw had awesome food and service) right next door that has live music most nights. Thankfully, they have great taste in music so I enjoyed it. Coco was one of the best hosts: checking on me and being responsive to any questions I had. I would definitely stay there again, and would recommend to a couple or a solo traveler like me.

First of all this place is extremely clean great value everything is as described in the listing. I really enjoyed being so close to all the really cool restaurants, shops, and of course the beach. I was in Atlantic Beach for work for the week and Coco was gracious enough to give me an early check-in when I needed it the most. The host is extremely responsive and I had very little issues checking in setting up and getting into the B&B. This is an upstairs unit there are three other units attached to this building. The neighbors are pretty quiet however I almost never saw them. The restaurant next-door does get pretty loud around dinner time I found out that Friday night kids were still going wild screaming until 10pm and I had to be up really early. Other than that, the pillows were a little then the mattresses firm but comfortable. The shower is small and I’m not even a big guy. I think these things are important to know if it matters to you if not, this place is great I’d recommend
