It is a few steps to the beach and a short walk to local coffee shops like Southern Grounds and Homespun, Publix grocery store, an assortment of restaurants like ABBQ, Flying Iguana, Mezza Luna, Sliders Oyster Bar, and more, and bars like Lemon Bar and Pete’s Bar. The kitchenette includes a large fridge, stove top, pots/pans, cooking utensils, coffee pot and a microwave! This clean and freshly updated home includes smart TV with cable and fast Wi-Fi! The clean and updated bathrooms have towels, soap, shampoo and conditioner provided There is a guest manual with an Atlantic Beach guide including local favorites such as North Beach Fish Camp, Ragtime, COOP 303, the Local, and best brunch spots. We also provide information to rent bikes (our favorite way of getting around the beaches). Property sleeps 4 with King bed in bedroom and full size bed sleeper sofa in living room This unit is 1 of 4 identical units. There are 2 units one the top floor (2nd floor)and 2 units on the bottom floor. This unit is located on the top floor and there are 2 other units Please reach out to us about booking additional or multiple units! We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $100 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS. An additional fee will be charged if there is any evidence of pets on furniture, bedding. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 1 parking spots available. No commercial vehicles allowed By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. LEFT-BEHIND ITEMS- Please double-check the home for all personal belongings before checkout. We are happy to assist with returning items that are left behind; however, a $100 handling fee plus the cost of shipping will apply to any items that need to be packaged and returned. Unclaimed items may be discarded or donated after 30 days. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners
Cancellation Policy
Bookings canceled at least 14 days before check-in will receive a 100% refund. Bookings canceled at least 7 days before check-in will receive a 50% refund.

This place was so decorated so cute I wanted to move in and stay! The host was very communicative and I felt comfortable to ask if questions if I needed to. It’s in the perfect area as well- close to the beach, nightlife, restaurants. Would love to stay again if I am ever in the area!

Great place! Stayed for about a month and it could not have been more perfect! A five minute walk to the beach and town center. The unit was very clean and there was plenty of room! Not noisy at all and neighborhood was very safe!

We had a great stay. The location is great, a lot of great of restaurants and close to the beach. The bed was super comfortable. It isn't a huge unit, but it's perfect for 2 people. The BBQ restaurant next door is really good, with a great happy hour. It was nice having a cool place to hang out next door. The only down side is they do show up early to start smoking, and they aren't real quiet. The parking can also be a little tight if you have a full size vehicle, but the host was great, and we made it work. I would definitely stay here again.
