Space
Perfect location for everything you need. It is a few steps to the beach and a short walk to local coffee shops, Native Sun grocery stores, and an assortment of restaurants. The kitchen is complete with cooking ware, full dining sets, Keurig coffee maker, and everything you will need to feel at home! You get to enjoy the private fenced in backyard all to yourself with lounging furniture and a grill. There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. First Floor: 1 Full size bathroom 2nd bedroom: Queen sized bed 3rd bedroom: Queen size bed 4th bedroom flex: 2 pull out twin beds with workspace and access to outdoor backyard Second Floor: Primary Bedroom: King Sized Bed with full private bathroom that includes a double vanity Fully Stocked Kitchen Living Room Half Bathroom Balcony Both of the clean and updated bathrooms have towels, soap, shampoo and conditioner provided. Beach towels are provided. You can comfortably sleep 8 people! We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. We specialize in vacation rentals at Jacksonville Beach so our team is just minutes away to help during your stay. Transit
There is a shopping complex with restaurants, stores, and nail salons within walking distance away. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches.
House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 4 parking spots available. No commercial vehicles allowed By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. LEFT-BEHIND ITEMS- Please double-check the home for all personal belongings before checkout. We are happy to assist with returning items that are left behind; however, a $100 handling fee plus the cost of shipping will apply to any items that need to be packaged and returned. Unclaimed items may be discarded or donated after 30 days. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners
Cancellation Policy
Bookings canceled at least 14 days before check-in will receive a 100% refund. Bookings canceled at least 7 days before check-in will receive a 50% refund.

This was a great value for my wife and 3 young adult kiddos to stay at a very spacious home with a 2 minute walk to the beach! Definitely better on the wallet than a hotel. It is easily accessible by the main roads and has a Dollar General less than 1000 feet away for those last minute forgotten items. The balcony provides a nice area to relax and the extra large sliding glass door allows for that nice Florida beach air to breeze into the main living area. The master shower is extremely spacious and the bed is comfortable. The kitchen is well-apportioned with most everything you should need. This is the absolute CLEANEST AirBnB/VRBO/vacation rental we’ve ever stayed in! Their restaurant recommendations are spot-on! If I’m ever back in Jacksonville, I will definitely look to see if this home is available again!

We had a great stay at Coco’s beautiful condo! The condo is super clean and decorated beautifully. We had everything we needed. Short walk to beach, and short drive to Mayo Clinic. We would definitely stay here again!

The place was beautiful, better than expected! Several bedrooms downstairs made it easy for elderly grandma to enter easy! Kitchen & master bedroom were beautiful! Living room was spacious for all of us to sit together! Great stay!

Coco was an amazing host. The unit is fantastic and we loved the location. After living in JAX beach, but sadly moving to ATL for a job, we always find our way back a few times a year. We’ve stayed in many air bnbs and this one was by far one of the nicest units and top notch service we have experienced. Thanks for everything you did to make our stay a 5 star experience.

Location is perfect it was an easy walk to the beach. Shower to rinse off in the backyard was a plus. Beautiful exterior and interior of the home. Attentive hosts. Thanks CoCo!

Super close to the beach, perfect walkable distance, I had my 14 and 11 year old and no issues, even let them walk at night to the beach. Everything was clean and there was detergent there which helps. We used their beach chairs, had plenty of beach towels, they have two large coolers but we didn’t need anything that large so we purchased a small shoulder one and left it for others to use if need be.

This place was everything as advertised. We couldn’t have been happier with the place from how clean it was, to the location to the beach, to the layout of the home - everything was great! Communication with the hosts was quick as well. It’s a quick one-two block walk to beaches but also to other essentials as well. If we decide to come back to Jacksonville Beach we will look to book this property again or at least start with Coco and their properties. Thanks!
