Located in a quiet beach neighborhood and equipped with everything you need for your ideal coastal vacation. Your stay includes beach chairs, Smart TV’s, WIFI, and a fully stocked kitchen.

Perfect location for everything you need. It is a few steps to the beach and a short walk to local coffee shops, Native Sun grocery store, and an assortment of restaurants. This clean and freshly updated home includes smart TVs and fast Wi-Fi! The kitchen is complete with cooking ware, full dining sets, Keurig coffee maker, and everything you will need to feel at home! You get to enjoy the private fenced in backyard all to yourself with lounging furniture and a grill. There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. First Floor: 1 Full size bathroom 2nd bedroom: 1 full sized bed and 1 twin sized bed (bunk bed) and a roll away twin bed 3rd bedroom: Queen size bed and includes rollaway twin bed 4th bedroom flex: Daybed with trundle (2 twins) with workspace and access to outdoor backyard Second Floor: Primary Bedroom: King Sized Bed with full private bathroom that includes a double vanity Fully Stocked Kitchen Living Room Half Bathroom Balcony Both of the clean and updated bathrooms have towels, soap, shampoo and conditioner provided. Beach towels are provided. You can comfortably sleep 9 people! We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. We specialize in vacation rentals at Jacksonville Beach so our team is just minutes away to help during your stay. Transit
There is a shopping complex with restaurants, stores, and nail salons within walking distance away. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches. The Beach Buggy is only running during certain hours!
House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS. An additional fee will be charged if there is any evidence of pets on furniture, bedding DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 4 parking spots available. No commercial vehicles allowed. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.
Cancellation Policy
Bookings canceled at least 14 days before check-in will receive a 100% refund. Bookings canceled at least 7 days before check-in will receive a 50% refund.

Coco’s place was a top fav for the Jax beach area! Super clean which was so nice! Great location for children and proximity to beach. Easy to bike ride to dinner & ice cream. Lots of good local recommendations and very quick to respond. It felt like we were staying at a luxury hotel and did I mention the cleanliness?! Coco provided some beach chairs and lots of beach towels. All little things that make your trip next level. Don’t look any further, this place is it!!

We had a wonderful stay! The location was perfect. Walking to the beach was so easy. We were able to enjoy both Jacksonville Beach and Neptune Beach. Communication with Coco was smooth and responsive. We loved the decor and truly felt at home. We would absolutely stay here again. We enjoyed it so much, we extended to one more day.
