Space

Perfect location for everything you need. It is a few steps to the beach and a short walk to Bold Bean coffee shop, Whole Foods grocery stores, shopping, restaurants, and Huguenot Park. This clean and freshly updated home includes smart TVs and fast Wi-Fi! There is a beach cart, beach chairs, boogie boards and cornhole for your use. 
The kitchen is complete with appliances, cooking ware, dining sets, Keurig coffee maker, and everything you will need to feel at home!
There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. 
The property also has a washer and dryer with laundry pods for your use.

Transit

There is a Whole foods within 900 feet away in a shopping complex with restaurants, stores, and nail salons. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you!
We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches.

House Rules

ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. 

CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.

CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour.

CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged.  You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. 

SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors

SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine

ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. 

PETS (DOGS ONLY)  -  $150 non refundable Pet Fee.  PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding,.

DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking.

NO USE OF FIREPLACE: The fireplace is not operable. 

REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. 

CANCELLATIONS- Please be aware of the cancellation policy before booking! 

HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED  – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. 

PARKING: 4 parking spots available. No commercial vehicles allowed

By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

Mealer Management serves  as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

Coco is a great host and this property was a great place to stay in Jacksonville! The beach was a short walk and the provided beach wagon and chairs were very helpful. The shower outside was perfect for rinsing off after the beach and the backyard was a nice place to sit and enjoy the weather. The kitchen had everything we needed to cook our meals when we wanted to. This condo is also very close to several grocery stores. We will be staying in one of Coco’s properties when we come back to Jacksonville!

Wir haben die Unterkunft für fast 7 Wochen angemietet und haben uns nach kurzer Zeit wie zu Hause gefühlt. Die Räume sind großzügig und hell. Die Lage war für uns perfekt. Sowohl der wunderbare Strand (perfekt für Kinder), als auch gute Einkaufmöglichkeiten (Whole Foods) sind schnell und gut zu Fuß erreichbar. Während unseres Aufenthalts war es absolut ruhig. Bis auf wenige Kleinigkeiten war die Ausstattung sehr gut. Nur das Kochgeschirr ist nicht ideal, da kaum eine Pfanne plan auf dem E-Herd aufliegt. Auch fehlt leider ein großer Topf. Dafür sind Teller, Gläser, Besteck etc. reichlich vorhanden. Praktisch ist auch der zweite Kühlschrank. Der Teppich im Wohnzimmer müsste gereinigt werden, ebenso die Couch. Aber ansonsten war alles sehr sauber. Die Matratzen waren sehr gut und neuwertig. Der Garten ist schön angelegt und wird wöchentlich von einem Gärtner gepflegt. Coco ist eine tolle Gastgeberin, war immer sofort erreichbar und hilfsbereit. Absolut TOP!

Our stay at this beautiful Jacksonville property was absolutely delightful! The home was not only clean and well-maintained but also incredibly well-stocked with all the essentials and more. The location was perfect – just a short distance to the beach, Whole Foods Market, and many other attractions. One of the highlights was the balcony off the bedroom of the primary suite, which provided a lovely spot to relax in the mornings and/or enjoy star gazing at night. The host Coco was attentive and responsive, making sure everything was perfect for our stay. We highly recommend this property and look forward to visiting again!

Coquina Cottage is super cute and comfortable. We love the proximity to the beach. The nautical decor is perfect for the location. We like having a carport for the hot and/or rainy days. We definitely recommend.
