Your stay includes a smart TV, fast WIFI, beach towels, comfortable beds and a fully stocked kitchen. The private Balcony is the perfect place to enjoy the Florida weather with the outdoor patio furniture,. Your stay includes 4 beach chairs and beach towels. We provide a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. The sparkling clean and updated bathrooms have towels, soap, shampoo and conditioner provided. The property also has a free washer and dryer for your use. FIRST FLOOR 2 covered parking spots designated for your use. 4 Guest uncovered parking spots that are first come first service. House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding,. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 2 designated parking spots available. Shared Guest parking also first come first serve. No commercial vehicles allowed By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

I had an incredible stay at this Airbnb! The place was spotless from the moment I walked in you can tell the hosts really take pride in keeping everything clean and welcoming. The beds were absolutely amazing… I slept so comfortably every night that I didn’t want to leave in the morning! The kitchen was fully stocked with all the appliances and cookware you could possibly need, which made cooking and eating in super convenient. Overall, this stay exceeded my expectations in every way. I would definitely stay here again and highly recommend it to anyone looking for a relaxing and comfortable getaway! 🌟🌟🌟🌟🌟 On top of that, the host went above and beyond to accommodate my request, which made the experience even better. Great communication, thoughtful touches, and exceptional hospitality all around.

Exactly what we wanted for a place in walking distance to the beach and close to pier. Plus there is a nice park at the beach end of their road. The home is very clean and comfortable for two couples because of split layout. Kitchen was functional and fully equipped. Nice balcony for outdoor seating. Really appreciate how accommodating and responsive our host was, especially when government shutdown threatened to cancel our group’s flight plans. This is a 3rd floor condo with stairs which was fine for our group. So nice they welcome pets with people❣️

I had an amazing stay! The apartment was spotless, beautifully decorated, and even more spacious than in the photos. the bed was incredibly comfortable. The location couldn’t have been better—just a short walk to restaurants, shops, and beautiful beach. What really stood out, though, was the host. They were quick to respond to everything, gave great local recommendations. I would absolutely stay here again and highly recommend it to anyone visiting the area!
