STEPS TO THE BEACH!! Perfect location for everything you need. A short walk to Starbucks, Bold Bean local coffee shop, Whole Foods grocery stores, shopping, restaurants, and Huguenot Park which includes a playground, tennis courts, basketball courts and a pond. This clean and newly built home includes smart TVs with fast Wi-Fi! 
The kitchen is complete with appliances, cooking ware, dining sets, Keurig coffee maker, blender, toaster and everything you will need to feel at home!
There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. 
The property also has a washer and dryer with laundry pods for your use.

Neighborhood

Directly across the street is Huguenot Park with tennis courts, basketball courts, a playground and a pond. There is a Whole Foods .3 miles away along with many restaurants, stores, and nail salons in the area. Half a mile to the local favorite coffee shop, Bold Bean.

Transit

If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Bike rentals. They will bring them right to you!
We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!

Notes

Things to know!
- Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt.

-Trash/recycle days are posted in the house and in our house manual. We would appreciate if guest could take the bins out on the specified days.

House Rules

Rental agreement will be required to sign before your stay.

ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. 

CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.

CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour.

CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged.  You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. 

SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors

SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine

ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. 

PETS (DOGS ONLY)  -  $150 non refundable Pet Fee.  PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa.

DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking.

NO USE OF FIREPLACE: The fireplace is not operable. 

USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash

REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. 

CANCELLATIONS- Please be aware of the cancellation policy before booking! 

HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED  – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. 

PARKING: 4 parking spots available. No commercial vehicles allowed

By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

Mealer Management serves  as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owner

Definitely walkable to the beach, decorated really cute, and you can tell the hosts really try to elevate the space. We loved the outdoor furniture but it rained during our stay so we didn’t get to use it. Onsite parking is also a plus. Only points of feedback would be: 1) to add blackout curtains bcuz it’s very bright when the sun comes up. 2) the third floor is much warmer than the rest since heat rises so maybe another fan would help. 3) The bed at the top of the stairs was a bit slanted which made it difficult to sleep. Other than that it was great!

Clean and comfy and close to the beach. The backyard does not have grass for pets, but there is a park across the street. The bedroom with the king bed is on the 2nd floor by itself. Quiet and safe neighborhood

My family (2 parents, 1 grandmother and 2 children ages 9 and 5) felt right at home in Coco's rental. It was spotless, we usually wipe everything down before we get settled in and our wipes came out clean! Beds were comfortable. Kitchen had everything we needed. Literally less than a 5 minute walk to the beach. There are also beach chairs, boogie boards and beach toys which was a pleasant surprise. My kids loved the little park across the street, it was great for when they got restless inside. Shops, groceries and restaurants are literally one block over. We had an awesome time in Jax Beach, we can't wait to stay again!

We had a wonderful stay at Coco and CJ's beautiful home. The location was fantastic. Perfectly situated between the beach and a park, making it ideal for families with little ones or tennis enthusiasts. The house itself was spacious, had so much to offer, and looked just like the pictures, which we really appreciated. Coco and CJ were incredibly friendly and responsive. When we encountered a small issue with the coffee maker, they were quick to resolve it, which made the experience even better. The only reason we're giving 4 stars is that we found the beds to lack the right support for the memory foam mattresses, which made sleeping uncomfortable for us. A new box spring with a solid flat surface would make a big difference, but this is just a personal preference as others may find the beds to be more comfortable. Overall, it was a great stay, and we truly enjoyed the home, the warm hospitality, and its fantastic location!
