STEPS TO THE BEACH!! Perfect location for everything you need. A short walk to Starbucks, Bold Bean local coffee shop, Whole Foods grocery stores, shopping, restaurants, and Huguenot Park which includes a playground, tennis courts, basketball courts and a pond. This clean and newly built home includes smart TVs with fast Wi-Fi! 4 beach chairs, an umbrella, beach cart and beach towels! The kitchen is complete with appliances, cooking ware, dining sets, Keurig coffee maker, blender, toaster and everything you will need to feel at home! There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. The property also has a washer and dryer with laundry pods for your use. First Floor: Fully Stocked Kitchen Living/Dining area half bathroom Second Floor: 2nd Bedroom: Queen bed with a balcony Shared Jack and Jill Full bathroom with a tub 3rd Bedroom: bunk bed with queen and twin and an air mattress. Easily accommodate large group up to 8 3rd Floor: Spacious Primary Bedroom: King sized bed and a double shower and double vanity includes a private balcony. (This floor can become warmer than the rest of the house in June-August. We have added black out curtains and there is a fan to help this) You can comfortably sleep 8 people! Both of the clean and updated bathrooms have towels, soap, shampoo and conditioner provided. 2 blocks from beach access. 1 min walk to Huguenot Park with fishing, bird watching, playground, beach access and more. 6 min drive to Jacksonville beach pier. 5 mins from Ponte Vedra Inn & Club and lots of shopping and dining. 9 min drive to TCP Sawgrass. 15 min drive to Mickler beach. 15 min drive to Mayo Clinic. 30 mins drive to historical town St Augustine. Directly across the street is Huguenot Park with tennis courts, basketball courts, a playground and a pond. There is a Whole Foods .3 miles away along with many restaurants, stores, and nail salons in the area. Half a mile to the local favorite coffee shop, Bold Bean.
Transit
If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Bike rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!
Notes
Things to know! - Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt. -Trash/recycle days are posted in the house and in our house manual. House Rules
Rental agreement will be required to sign before your stay. ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. NO USE OF FIREPLACE: The fireplace is not operable. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash LEFT-BEHIND ITEMS- Please double-check the home for all personal belongings before checkout. We are happy to assist with returning items that are left behind; however, a $100 handling fee plus the cost of shipping will apply to any items that need to be packaged and returned. Unclaimed items may be discarded or donated after 30 days. REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 4 parking spots available. No commercial vehicles allowed By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Cancellation Policy
Bookings canceled at least 14 days before check-in will receive a 100% refund. Bookings canceled at least 7 days before check-in will receive a 50% refund.

My stay with family at this Airbnb was great! Everything looked like the photos and the location was amazing with the ocean and shopping right down the street. The only hiccup was the upstairs shower having an issue but the hosts responded very timely to have the issue repaired. Between the location, residence, as well as the hosts flexibility allowing an early check in after we had an extremely long travel day this was a 5/5 stay on all fronts. If we ever visit the area again I will be keeping this place in mind!

This was my family’s first time going to Jacksonville, FL and we had the best time! Coco was quick to respond to any and all questions we had before, during and after our stay! The house smelled soooooo good upon entering and was beyond expectations when it comes to being clean! Baby essentials like a pack n play were also provided which is very convenient so you don’t have to bring all of that extra stuff with you! The house is within walking distance from the beach and I mean close enough that my father who walks with a cane had no problems getting there! They gave lots of local recommendations and clear instructions on clean up as well as getting in and out of the house. We hope to be able to visit again soon! Thanks again Coco!!

This is the second time that I’ve stayed at one of Coco’s places. They have both been very clean and simple, and she has been very responsive. She has also thought of everything you would need for a stay. The location of this townhome is good and very close to the ocean, a park, and Whole Foods. The area, like most of Jacksonville Beach, is a little spotty, with million dollar homes next to dilapidated beach shacks. But we felt safe, and enjoyed walking. The only negative was the construction going on nearby. The view from all back windows was of the construction site (a new home), and the men worked hammering as early as 8 o’clock. Overall, a great, relaxing stay.

We had a great stay! The home was very clean, and the kitchen was exceptionally well stocked with everything we needed. The owners were very communicative, friendly, and quick to respond, which made the experience even better. The only minor issue we noticed was that the third-floor bathroom became very warm while showering because there isn’t an exhaust fan. Also, keep in mind that Jackson Beach has some older units, but this property was very well maintained and spotless. Overall, we really enjoyed our stay and would happily recommend it to others.

Coco was quick to respond with questions and this place is the perfect location with the beach 2 minutes away and a playground right across the street! We loved grilling on the fun back patio and we even walked to a couple of close by restaurants. The house itself was excellent—the kitchen was fully stocked and having a bathroom on each of the three floors was super convenient.
