Located in a quiet beach neighborhood and equipped with everything you need for your ideal coastal vacation. Your stay includes a smart TV, 500 MBPS of extremely fast WIFI, beach towels, comfortable beds, a private Balcony and a fully stocked kitchen. We provide a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. The bathrooms have towels, soap, shampoo and conditioner provided. The property also has a washer and dryer with laundry pods for your use. First Floor: Fully Stocked Kitchen Living Room with Smart TV, couch and queen air mattress Half Bathroom Second Floor: 1st bedroom with a King bed and private full bathroom. 2nd bedroom with a queen bed and private Balcony. You can comfortably sleep 6 people! 0.4 miles to the sand. 0.4 miles to Starbucks 0.6 mile to publix 12 minute drive to Mayo Clinic. 16 Minute drive to TPC Sawgrass. We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. Neighborhood
This neighborhood is a hidden gem. Quiet but central in Jax Beach and close to Atlantic Beach, and Ponte Vedra restaurants and nightlife + very close to the beach.
Transit
There is a Publix 0.6 miles away. There are also many restaurants, stores, and nail salons in the area. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!
House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS. An additional fee will be charged if there is any evidence of pets on furniture, bedding. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: No parking on grass or in front of neighbors house! 2 parking spots available. No commercial vehicles allowed By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

We had an extended stay for the whole month of March and had a pleasant stay, the check in and out instructions were clear, the place was clean, close to the beach, the communication with the host was good. For an excellent experience for the guests, I would have a few recommendations: - ensure that any pest control products used are child and pet safe. - look into replacing the shower head in the bathroom upstairs, we found it difficult to use, especially if you need it out of the support (to wash our dog). - the house is advertised as only 4 blocks to the beach, but there is no safe crossing on 3rd St, and the section between 3rd St and 1st St has been under construction and impractical this whole month, hence the walk to the beach was not straightforward and took more than expected. - for a remote worker like I was, I would not call the kitchen counter a dedicated workspace, I would suggest setting a little desk and chair in one of the bedrooms. Everything went well checking in. The neighborhood is quiet and the people were friendly. We could walk most places to eat and drink. We did appreciate the recommendations in the welcome book. We tried many of them and they did not disappoint. The reason for 4 stars instead of 5 were two things. One, while it is true we were 5 blocks from the beach you have to cross an extremely busy four lane road with no signal lights to get there sometimes waiting 5-10 minutes to cross. The other thing is the unit had no dining table. This made is very difficult for four people to eat, play cards or board games, it all had to be done on the sofa... I did not realize this when booking and I probably wouldn't have booked it if I had known.

Great house! We were so happy when we arrived, the house is so clean and the decoration is very beachy and cute. It was very comfortable for the two of us. It’s on a quiet street but close to the businesses on Third street. We slept great, everything was comfortable We definitely would come here again. If I could give more than five stars I would, it’s that great.
