Enjoy the outdoor lounging area in the private fenced in backyard. Over 1800 square foot perfect for groups and equipped with everything you need for your ideal coastal vacation. Your stay includes Smart TVs, fast 400 mbps WIFI, propane grill, comfortable beds and a fully stocked kitchen. Only 0.5 mile to Beach!

Space

Perfect location for everything you need. It is a few steps to the sand and a short walk to Starbucks and Breezy's coffee shops, an assortment of restaurants, and a few minutes from Whole Foods grocery stores.

The kitchen is complete with cooking ware, full dining sets, Nespresso coffee maker, and everything you will need to feel at home! You get to enjoy the private fenced in backyard all to yourself with lounging furniture and a grill. 
There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. This unit is walking distance to Beach hut Cafe, Bono’s Pit BBQ, Kamiya 86 and Eleventh South Bistro.

Both of the clean and updated bathrooms have towels, soap, shampoo and conditioner  provided. Beach towels are provided. You can comfortably sleep 11 people!

Hot tub service comes Tuesdays between 11-1 and Fridays after 1pm for a quick service and cleaning to keep the hot tub in great condition for your use!

Transit

There is a Whole Foods 0.7 miles away. There are also many restaurants, stores, and nail salons in the area. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life rentals. They will bring them right to you!
We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!

House Rules

- Pet fee 150$ per stay. One small dog only. 
-No children under 5 in the hot tub spa / jacuzzi. Children under the age of 12 must be under parents’ constant supervision when near or in the hot tub. Remove sand off before entering the hot tub. The sand is very damaging to the hot tub filter. No glass items allowed near and inside the hot tub. No food, drink, sand, body lotion, oils, make up and pets allowed in the hot tub. If evidence of such items is found, a $300 non-refundable fee will be charged.

ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. 

CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.

CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour.

CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged.  You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. 

SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors

SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine

ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. 

PETS (DOGS ONLY)  -  $150 non refundable Pet Fee.  PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding.

DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking.

REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. 

CANCELLATIONS- Please be aware of the cancellation policy before booking! 

HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED  – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. 

PARKING: 2 parking spots available. No commercial vehicles allowed

This townhome is beautiful but also incredibly comfortable. Everything looks brand new. Decor and bedding is bright, beachy and fun! Very comfortable for our family of 5! Great location in Jax Beach and easy to get to everything you want to do surrounding. Lovely park to walk dogs across the street. Neighborhood safe and nice and neighbors pleasant with visitors!

Beautiful home that was super clean, aesthetically wonderful and plenty of space. Really enjoyed the living room area and the couch was super comfy. Also enjoyed the backyard with the hammock, hot tub and sofas. Better instructions on how to use/configure the hot tub would've been extremely helpful, since the hot tub was the main reason we book this property, and we only got to use it once. Got locked out of the property due to a faulty keypad lock and the support team wasn't helpful until we actually managed to talk to the hosts directly. 4/5 would recommend.
