Everything you need including 5 beach chairs, umbrella, grill and kitchen essentials!

Perfect location for everything you need. It is walking distance to the beach, coffee shops, grocery stores, shopping and restaurants. This clean and freshly updated home includes smart TVs with Peacock and fast Wi-Fi!
The kitchen is complete with appliances, cooking ware, dining sets, Keurig coffee maker, and everything you will need to feel at home!
There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa marina rooftop for sunset, and best brunch spots.
Both of the clean and updated bathrooms have towels provided for each guest as well as soap and shampoo.
There is a patio furniture set perfect to have a cup of coffee in the morning or a cocktail in the evening to enjoy the ocean breeze! The Casa Coco has a greenery wall backdrop for a perfect family or IG photo!
The property also has a washer and dryer with laundry soap and dryer sheets for your use.

Neighborhood

There is a Whole foods within 900 feet away in a shopping complex with  restaurants, stores, and nail salons. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you!
We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!

House Rules

ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. 

CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.

CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour.

CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged.  You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. 

SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors

SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine

ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. 

PETS (DOGS ONLY)  -  $150 non refundable Pet Fee.  PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding! 

DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking.

USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash

REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. 

CANCELLATIONS- Please be aware of the cancellation policy before booking! 

HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED  – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. 

PARKING: 5 parking spots available. No commercial vehicles allowed

By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

Mealer Management serves  as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

We absolutely LOVED this Airbnb. I grew up in this area and knew the minute I saw the listing this was a great home in a fantastic location. It was even better than what was listed in the pictures. The home was very clean! The master shower is amazing! They had wonderful soaps, shampoos etc.i would not hesitate to rent again & will definitely be back.

I enjoyed everything about to stay. It was private beautiful on the inside and the beach was less than a quarter of a mile away. Restaurants were nearby. Bars were nearby and clubs were as well. Everything was extremely clean. I felt right at home. I’m saving up to come back again.

My family and I just had the pleasure of staying at one of Coco’s properties. I was so impressed right off the bat how quickly Coco responded to my questions. We didn’t arrive into Jax until nearly midnight and was worried we would t be able to get into the house upon arrival. Coco assured me all would be ready for us. We received check in instructions day of as promised. Once entering the house, it was exactly as described in the listing. The house has a nice relaxing vibe. The backyard is huge and was a nice place to sit and relax. The kitchen was equipped with everything we needed to make our meals at home. The master bathroom was a dream! The beds were comfy and the house was clean upon entering! It was the perfect place for all 8 of us to stay. I can never thank Coco enough for hosting us! We look forward to staying at one of her properties in the future, if she will have us!!!
