This home is located in a quiet beach residential neighborhood so please be respectful! Perfect location for everything you need. The Coco Cottages are a very short drive to the beach, Bold Bean coffee shop, Starbucks, Whole Foods and Publix grocery stores, shopping and restaurants. This clean and freshly updated home includes 4 smart TVs and fast 500 MBPS Wi-Fi! The backyard is fully fenced for your own privacy, with a heated pool set up for water volleyball. You can enjoy the Florida weather with your outdoor dining and propane grill. The whole family will enjoy the putting green, cornhole, and fire pit area. *** Pool heaters are turned off 4/15 - 9/15 Guests use the pool at their own risk. No Diving allowed *** Garage has been converted to a game room with a pool table and shuffleboard table! The kitchen is complete with appliances, cooking ware, dining sets, Keurig coffee maker, blender and everything you will need to feel at home! There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa marina rooftop for sunset, and best brunch spots. These units is less than a 1.5 mile distance to SoNapa Grille, Cruisers, Breezys Coffee shop and Eleventh South Bistro. The property also has a washer and dryer with laundry detergent for your use in each unit. All three of the clean and updated bathrooms have towels provided for each guest as well as soap and shampoo. 0.3 miles from Sunshine Park: tennis courts, playground, turf field and beach volleyball courts. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!

Things to know! - Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt. -Pool heater is turned off 4/15 - 9/15. Our heater will be on 9/16-4/14 for 24/7 at the Standard heated temperature. SWIM AT YOUR OWN RISK. We have pool maintenance come 2x a week! -Trash/recycle days are posted in the house and in our house manual. We would appreciate if guest could take the bins out on the specified days. -We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. -This home is managed by the Jax Beach locals, Mealer Management. House Rules
Rental agreement and pool waiver must be signed before check in. HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! PARKING: NO GARAGE PARKING. 3 parking spots available. No commercial vehicles allowed SWIMMING POOL: NO DIVING ALLOWED. Use of the swimming pool is at the guests own risk. Children must be supervised at all times. Guests will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem. Pool heater is controlled by phone and only by host. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

Great place for a relaxing but fun vacation. The property was extremely clean, nicely decorated and had everything we needed right there. The little touches and extras such as the cozy blankets, beach towels, beach chairs, putting clubs and golf balls, volleyball and the welcome stickers and sanitary notices in the bathrooms took it a step above normal AirBnBs. The host was great with communication and ensured we had everything we needed. Look forwarding to visiting here again soon!
