Perfect place for a coastal get away. You will have a beautifully maintained pool surrounded with lounge chairs, and an outdoor dining set. Cost to heat the pool is included in nightly price! The foosball table, mini putt, 4 bikes, cornhole and dart board are perfect for trips with the whole family. The kitchen is complete with appliances, cooking ware, dining sets, coffee maker, and everything you will need to feel at home! Furniture and décor made from the local Bali Market from repurposed fishing boats! There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. The property also has a washer and dryer with laundry pods for your use. INDEMNIFICATION AND WAIVER: We maintain our property with the utmost care and regard for our guests’ safety. All guests are responsible for their own actions and the actions of any minor children during the course of their stay. Guests assume all risks associated with swimming and should only use the areas that are designated. No diving is permitted Things to know! - Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt. -Pool heater is turned off 4/15 - 9/15. Our heater will be on 9/16-4/14 for 24/7 at the Standard heated temperature. SWIM AT YOUR OWN RISK. We have pool maintenance come 2x a week! -Trash/recycle days are posted in the house and in our house manual. We would appreciate if guest could take the bins out on the specified days. -We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. -This home is managed by the Jax Beach locals, Mealer Management. House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 4 parking spots available. No commercial vehicles allowed SWIMMING POOL: Use of the swimming pool is at the guests own risk. Children must be supervised at all times. Guests will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

Host was active in making sure we had everything we needed. Helped get us early check-in. Checked in on us during the stay to make sure everything was going good. The property was both clean and tidy. Kids loved the pool and the games that are provided. Nice area and the bikes provided are a nice touch. All in all it was a wonderful trip. Would stay again.

We had a great stay. We loved the heated pool and the outside seating. The house was exactly what we needed. Everyone had their own bedroom and the beds were comfy. The house was clean, kitchen stocked, and a grill outside. All appliances and air worked great, even ice maker. 😊 Location was good we were only about a mile away from the beach we walked it once, half way through we remembered that this house had bikes. LOL If you are going to drive to the beach, it’s just a bit farther, but tons of parking options. JAX beach was nice, very clean and felt safe. The swim patrol was driving around the beach, they passed our location twice and we were only there about 3 hours. While here on spring break we visited Amelia Island, St. Augustine, Ginnie Springs, St John’s Town Center (outdoor mall), and all 3 beaches. Amelia Island was about an hour away, St Augustine 45 min, Gonnie Springs 2 hours and St John’s mall 15 min. We had a great stay. Would recommend this cute little house.

We thoroughly enjoyed our stay! The entire place was very comfortable and check in very easy. The beds were great, water pressure was good and the hot water never ran out. The kitchen was stocked with basic cookware that allowed us to make meals without needing to buy anything but the food. Quiet, peaceful neighborhood. Our spring break was cold but the heated pool allowed us to enjoy swimming regardless of the weather. We enjoyed the gameroom and bikes! We will definitely rent again when in the area.

Overall really enjoyed our stay here. Surprisingly the pool was heated upon arrival which was amazing. The location of this house is perfect in reference to accessing the beach. Additionally the bikes they had we're all well maintained. Highly recommend, would stay again.

Overall the place was nice, the pool needed some attention and a few items in the house could use some updating. Also a few of the lights had no globes to them, etc. Just a good refresh in the home would do a lot of help for it. The roku tv worked fine except there was a PIN on the device which didnt allow adding apps and the communications no one knew the PIN. Coco offered to come by and see about fixing the issue but I made due with it. Not a huge issue, overall a good home and location.

Coco was amazing from start to finish. She knew that we had to go to Jacksonville because of transplant evaluation for my dad at the Mayo Clinic. More than accommodating based on our circumstances. The house is beautiful and the neighborhood is perfect. It goes to a dead end so there is virtually zero traffic. Family friendly and plenty to do in the area and just a short hop over to the beach. If you don't feel like going to the beach, you have a nice, well-heated pool in the backyard which is nice and warm! Highly recommend staying here for both the house and the amazing service with it.
