Perfect place for a coastal get away. You will have a beautifully maintained pool surrounded with lounge chairs, and an outdoor dining set. Cost to heat the pool is included in nightly price! The foosball table, mini putt, 4 bikes, cornhole and dart board are perfect for trips with the whole family. The kitchen is complete with appliances, cooking ware, dining sets, coffee maker, and everything you will need to feel at home! Furniture and décor made from the local Bali Market from repurposed fishing boats! There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. The property also has a washer and dryer with laundry pods for your use. Guests use pool at own risk. *** Please note: all modern pool heaters are technically unable to heat water once the outdoor temperature drops below ~55°F. This is a universal equipment limitation, not specific to our property, so we encourage guests to plan accordingly during cooler months. We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. INDEMNIFICATION AND WAIVER: We maintain our property with the utmost care and regard for our guests’ safety. All guests are responsible for their own actions and the actions of any minor children during the course of their stay. Guests assume all risks associated with swimming and should only use the areas that are designated. No diving is permitted Things to know! - Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt. -Pool heater is turned off 6/1 - 9/15. Our heater will be on 9/16-5/31 for 24/7 at the Standard heated temperature. SWIM AT YOUR OWN RISK. We have pool maintenance come 2x a week! -Trash/recycle days are posted in the house and in our house manual. We would appreciate if guest could take the bins out on the specified days. -We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. -This home is managed by the Jax Beach locals, Mealer Management. House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 4 parking spots available. No commercial vehicles allowed SWIMMING POOL: Use of the swimming pool is at the guests own risk. Children must be supervised at all times. Guests will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.
Cancellation Policy
Bookings canceled at least 14 days before check-in will receive a 100% refund. Bookings canceled at least 7 days before check-in will receive a 50% refund.

Very clean and close to the beach which was nice (only 7 minute bike ride). Loved the pool! Communication was great and check in was easy. Only small issue we had was only 2 out of 4 of the bikes were not working so just those two bikes need a little updating, other than that we had a great stay. Would come back!

The house was cozy, fun games in the garage, bikes were available to use which was nice. Beach was 1 mile and easy to get too. We were there for Mayo Clinic that was 3.5 miles away. Neighborhood was safe and people were nice. Pool was nice to relax, although could have been cleaned a little. Outdoor furniture was great, back yard was private and nice. Very safe if you have animals. They were very fast to respond when we messaged about the BBQ. Someone came out faster than any other rental we have ever stayed at. Communication is key and they nailed it. Yes, we will stay again if needed.

My family and I thoroughly enjoyed our stay at the Sunshine Cottage. The house matched the listing perfectly with everything available that we needed. The heated pool came in handy since it was rainy and cool the days that we visited. My kids spent the entire time enjoying the pool and riding bikes in the neighborhood. They even met and played basketball with some kids that lived 3 houses down from the Sunshine Cottage. The area felt safe and was really close to the beach, although we didn't visit the beach this go around. There was a Publix really close by for when we wanted to cook and many restaurant options for the days we did not . I appreciate that the host always responded quickly and thoughtfully when I needed to reach out. Overall I would love to stay at the Sunshine Cottage when we visit the area again. Thanks for hosting us!

We had an amazing stay at Coco’s Airbnb in Jacksonville, FL! From the moment we arrived, everything exceeded expectations. The space was clean, beautifully decorated, and had such a cozy, welcoming vibe. You can tell a lot of thought went into the details—everything we needed was already there. The location was perfect—close to everything but still quiet enough to relax and unwind. The host was extremely responsive, friendly, and made check-in and check-out super easy. This was truly a home away from home. I would definitely stay here again and highly recommend Coco Airbnb to anyone visiting Jacksonville!
