Located in a quiet beach neighborhood and equipped with everything you need for your ideal coastal vacation. Your stay includes 6 beach chairs, beach towels, a beach cart, rolling cooler, smart TV with YoutubeTV guest Account, fast WIFI, Cornhole set, comfortable beds and a fully stocked kitchen. We provide a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. The clean bathrooms have towels, soap, shampoo and conditioner provided. Download the app in advance to see their travel coverage box on a map. Hours are updated frequently on the app. Thursday - Sunday 5pm-midnight but check the app to confirm!

Things to know! - Guest to provide their own charcoal for grilling. -Pool heater is turned off 4/15 - 9/15. Our heater will be on 9/16-4/14 for 24/7 at the Standard heated temperature. SWIM AT YOUR OWN RISK. We have pool maintenance come 2x a week! -Trash/recycle days are posted in the house and in our house manual. We would appreciate if guest could take the bins out on the specified days. -We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. -This home is managed by the Jax Beach locals, Mealer Management. House Rules
-Must sign Pool Waiver in order to use pool ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: No parking on grass! 6 parking spots available. No commercial vehicles allowed SWIMMING POOL: Use of the swimming pool is at the guests own risk. Children must be supervised at all times. Guests will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

Coco's home in Jacksonville Beach was just what we were looking for! It was easily accessible for one of our party that used a walker and the recommendations for local attractions was a great help. We enjoyed all the amenities of the home and location. We only wish our stay would've been longer! We look forward to booking this home again in the future!

If you’re looking for a quiet, clean, centralized location in Jax Beach look no further. We stayed at CJ & Coco’s property and have no complaints and nothing but joy in our hearts after our stay. We were pleasantly surprised by the warmth of the pool, lack of noise and nice cold AC. Sadly it was just the two of us, so we couldn’t really take full advantage of all the amenities they had to offer. A family with children would really value their stay here with all that is provided by this host. Outdoor games, pool furniture, bbq, pool toys, and beach equipment came standard here! You could easily feel at home here. The beach, shopping, dining and nightlife are all very close by to this property. You are getting what you pay for! We scored a great last minute deal here and will always be grateful to our gracious & thoughtful hosts! Thank you CJ & Coco! Hope to stay in one of your properties again soon!

We had a great stay at Coco's place! The area was great... Beach super close. Lots of good restaurant's near by. House was perfect for our family of 4 adults and 2 children. Had a great time relaxing by the pool. The rocking chairs outside were my favorite. I reached out to Coco during our stay and she responded very quickly. We will definitely book this house again in the future!
