Perfect location for everything you need. It is a few steps to the beach and a short walk to local coffee shops, Native Sun grocery store, and an assortment of restaurants. This clean and updated beach home includes heated pool, smart TVs in living room and all bedrooms and fast Wi-Fi! The kitchen is complete with cooking ware, full dining sets, Keurig coffee maker, and everything you will need to feel at home! You get to enjoy the private fenced in backyard all to yourself with full tiki bar, lounging furniture and a grill. There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. Transit
There is a shopping complex with restaurants, stores, and nail salons within walking distance away. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches.

Things to know! - Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt. -Pool heater is turned off 4/15 - 9/15. Our heater will be on 9/16-4/14 for 24/7 at the Standard heated temperature. SWIM AT YOUR OWN RISK. We have pool maintenance come 2x a week! -Trash/recycle days are posted in the house and in our house manual. We would appreciate if guest could take the bins out on the specified days. -We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. -This home is managed by the Jax Beach locals, Mealer Management. House Rules
-Must sign Pool Waiver in order to use pool ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: No parking on grass! 6 parking spots available. No commercial vehicles allowed SWIMMING POOL: Use of the swimming pool is at the guests own risk. Children must be supervised at all times. Guests will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

Coco’s place was the Perfect beach house getaway for me and my children. We loved everything about it. The best part was the beautiful backyard pool and the cleanliness and beautiful layout of the house. Coco’s place came equipped with plenty of towels and plenty of pool toys. It was hard leaving the house to go to the beach, which is only a 5 minute walk down the street. I would highly recommend this place to anyone, my family and I can’t wait to stay here again 😊

We had a great mini vacation! The beach (which is really nice - not crowded, great sand, warm water in May) is an easy walk, and the backyard space was perfect for afternoon hangouts. The house has a good layout that is quiet and was more than enough room for 9 of us. It’s a short drive to Publix, and there’s a fun bar with live music a 3 min walk at the end of the street.

Definitely a great place to stay! Pool is big, living space is nice, they have games available, and they offer pool and beach chairs, which is awesome. Pool was a little dirty when we got there but someone came out on our 2nd day to clean it. Great hosts.

We had a very nice stay with 5 adults and 3 kids (12, 7, and 3). Everyone enjoyed the pool and the outdoor space. I was worried the pool wouldn't be warm enough in late April without the heaters but it was the perfect temperature. It was a quick walk to the beach. There were ample beach chairs, an umbrella, and even a few beach toys available for use. The beach buggy company was very convenient. Quick pick up and drop off. We used it every evening to and from dinner in Neptune Beach.

My family really enjoyed our stay here! The highlights were the location and the large heated pool. The house is super close to the beach and restaurants, so we were able to walk pretty much everywhere. The house was clean and comfortable, and we spent a lot of time enjoying the backyard. We used the grill a handful of times which was a nice bonus! We also traveled with a small dog and toddler, so the fenced in backyard was nice so they could both run around. One small suggestion that could make the place even better would be to go through the kitchen and make sure it’s fully stocked — for example, we couldn’t find a grill brush after cooking out, and there weren’t any hot pads when we were using the oven (we ended up grabbing some, and Coco kindly reimbursed us). But that definitely wouldn’t stop me from booking again — we’d definitely stay here again. Thanks, Coco!

Could not have asked for a place in a better location (quick walk to beach/restaurants/stores) or home with more amenities! You can literally throw some clothes in a bag and need nothing else during your stay. We will certainly book with her again!

Coco’s house was very comfortable for our family & dogs. Great pool and backyard. Lovely accommodations and great access to the beach. This house had by far the most beach chairs and beach towels of all the houses I have ever rented! The Coco hut was fantastic!
