It is a few steps to the beach and a short walk to local coffee shops like Southern Grounds and Homespun, Publix grocery store, an assortment of restaurants like ABBQ, Flying Iguana, Mezza Luna, Sliders Oyster Bar, and more, and bars like Lemon Bar and Pete’s Bar. The kitchenette includes a large fridge, stove top, pots/pans, cooking utensils, Keurig and a microwave! This clean and freshly updated home includes smart TV with cable and fast Wi-Fi! The clean and updated bathrooms have towels, soap, shampoo and conditioner provided There is a guest manual with an Atlantic Beach guide including local favorites such as North Beach Fish Camp, Ragtime, COOP 303, the Local, and best brunch spots. We also provide information to rent bikes (our favorite way of getting around the beaches). Property sleeps 3 with queen bed in bedroom and convertible twin sized sleeper sofa in living room This unit is 1 of 4 identical units. House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $100 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS. An additional fee will be charged if there is any evidence of pets on furniture, bedding. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 1 parking spots available. No commercial vehicles allowed By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Perfect location for the July 4th weekend. Atlantic Beach area is beautiful, the apartment was in a great location, easily walkable to stores, restaurants and nightlife. Perfect stay in the perfect place. This location is spectacular and Coco’s place is a great little retreat. Absolutely spotless and well appointed. The best part of the stay was Coco‘s attentiveness. Lots of suggestions and very thorough instructions and follow up. This place is great if you just wanna park your car for four days and enjoy the beach and local activities. Location to restaurants and shops was perfect. Walking distance to eat and shop. So many restaurant choices. Beach is walkable 3 or 4 blocks. Perfect for us. We were in town for a long weekend and really enjoyed our stay. We walked everywhere. Small unit and was just what we needed for my husband, myself and daughter. Clean and accurately described.

Our overall experience at the property was very positive. We were temporarily displaced from our home on short notice due to repairs, and this turned out to be a relaxing and comfortable getaway. There was a bit of initial confusion about the pet policy, but the property manager resolved it quickly—she’s an excellent communicator. All in all, it was a great stay, and we would definitely return.
