Enjoy the stunning outdoor oasis featuring a Basketball court, lounge chairs, Smart TV, cornhole, outdoor dining area with charcoal grill, outdoor shower and new large heated pool with a sun shelf perfect for sunbathing. Guests also love the garage for fun competition playing ping pong. This home sits in the perfect location just one block from the beach and 8 minutes to St. Augustine Historic District. The fully stocked gourmet kitchen includes a coffee pot, blender, hot water kettle, a butler pantry and all essentials for your convenience. We provide beach essentials such as towels, 6 chairs, an umbrella, a beach cart, and a rolling cooler. Our local favorite spots are provided in our customized house manual for your exploration! CITY ORDINANCES- Guest(s) agrees to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 7:00am per City Ordinance. ALL CORRESPONDENCE KEPT THROUGH THE MESSAGE PLATFORM: We have a team member watching the airbnbdirect website inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. Please contact the Agent 24 hours before your arrival. This can never be promised but will solely depend on when the cleaning crew can have the property ready SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine PETS (DOGS ONLY) - PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. HOUSE PARTIES/ORGANIZED SOCIAL EVENTS-ARE NOT ALLOWED – Guest(s) agree that more than the number of people stated on the lease shall not be allowed to stay overnight on the premises. If the unit is occupied by more than the number of people stated, it will result in loss of total rent, and/or additional charges to guest’s credit card. Guest(s) certify that they have read carefully the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations: if not, Guest(s) will be asked to vacate the property which will result in loss of total rental and security deposits with no refund. CLEANING REQUIREMENTS- Dishes should be cleaned or put in dishwasher/started. Grill if used by Guest(s), must be cleaned before departure. Guest(s) is responsible for any damage, abuse, excessive clean up requirements, or loss caused by any member of Guest(s) party to the property or its contents during Guest(s) occupancy. Inspectors walk through each property after check-out to ensure that the property is left in good order. CHECK OUT PROCEDURES- Check Out instructions are stated in the house manual at the property.! Dishes, Pots, Pans, Silverware, and Utensils must be washed or put in dishwasher and turned on. Refrigerator should be left empty and clean condition. Windows and doors must be left closed and locked with the air condition on 75 degrees or heat on 65 degrees depending outside temperature. All trash put in outside garbage cans. All litter, cigarette butts and pet waste must be picked up from the yard, front and back, and placed in the outside trash container. SWIMMING POOL: Guest(s) acknowledges use of the swimming pool is at the Guests own risk. Children must be supervised at all times. Guests must practice reasonable caution when using the swimming pool. The Manager is not responsible for any loss of use that may result from weather, maintenance, or any other circumstance that might deem the pool temporarily unusable. Guest(s) will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem. Release of Liability, Waiver of Claims, Assumption of Risk, and Indemnity Agreement PLEASE READ CAREFULLY. BY SIGNING THIS DOCUMENT, YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE. To: Mealer Management LLC (Property Management Company) and to the Property Owners (Owner of Property, Releasees) I (guest(s)) wish to swim at the Center’s pool facilities during the length of stay at your vacation home. By swimming in the vacation home pool, I recognize and fully understand certain things, including: • At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. • My use of the pool facilities during my stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the pool equipment; 2. The risk of injuries resulting from tripping or falling over obstacles in the pool area; 3. The risk of injuries resulting from unsupervised divers and swimmers colliding; 4. The risk of other injuries resulting from participating in any action in the pool. • I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below: 1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area; 2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES; 3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area 4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property; 5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate. I have read and understood this document. I am aware that by signing this document, I am waiving certain legal rights that I may have against the Releasees, and I fully agree to do so. REPAIRS~SERVICE CALLS~REFUNDS- Agent(s) cannot guarantee against mechanical failure of heating, air conditioner, pools, hot tubs, TV’s, Satellite Receivers, washer, and dryer, or other appliances. Please report any inoperative equipment to us immediately, we will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to malfunction of appliances or equipment. PLEASE do not put off notifying us immediately as it could hinder us getting the repair done quickly. Guest(s) understands and agrees that Agent(s) may enter the rental property at any time for the purpose of making needed repairs. ALCOHOLIC BEVERAGES- No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a guest (s) or guest of guest(s) be arrested for underage drinking at the rental unit property or should Agent(s) observe a Guest(s) or guest of guest(s) under the age of 21 drinking alcoholic beverages, this rental agreement may be terminated and the guests will be evicted at the option of the Agent(s). Kegs are not permitted on the property. ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. RIGHT OF ENTRY- Guest’s agree that the Agent(s) reserves the right to enter the rental property ANYTIME to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements thereto as Agent(s) may deem appropriate. Agent(s) also reserve the right to enter the property with Law Enforcement (Federal, State, or Local) or any other official of the United States, State of Florida, or city of Jacksonville Beach at ANYTIME. SUBLEASING- Subleasing the property is strictly prohibited and will result in the Guest(s) who are a party to this contract to be in violation of the same and such Guest(s) will be immediately asked to vacate the property which will result in loss of total rental and security deposits with no refund. EXPEDITED EVICTION- A material breach of this Agreement by Guest(s) , which, in the sole determination of the Agent, resulting in damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s) tenancy. Violation of any of the rules contained here in will result in IMMEDIATE EVICTION and forfeiture of rent and security deposit. If the tenancy created hereunder is for 30 days or less, the expedited eviction procedures set forth in the law will apply. Guest(s) may be evicted under such procedures if Guest(s): hold over in possession after Guest(s) tenancy has expired; (ii) commit a material breach of any provision of this Agreement that according to it’s terms would result in the termination of Guest(s) tenancy; (iii) fail to pay rent as required by this Agreement, or have obtained possession of the Premises by fraud or misrepresentation. Any reservation made under false pretense will be forfeiture of advance payments and the party will not be permitted to check-in. INDEMNIFICATION AND HOLD HARMLESS- Guest(s) agree to indemnify and hold harmless the Owner and Agent(s) for liabilities, theft, damage, cost or expenses whatsoever arising from or related to any claim or litigation which may arise out of or connection with Guest(s) use an occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). The terms “Agent(s)” and “Owner” as used in this or permits. The terms “Guest(s),” “You,” and “Your” as used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during Guest(s) occupancy (without regard to whether persons have authority under this Agreement to be upon the rental property), where the context requires or permits. AGENCY DISCLOSURE- Mealer Management LLC serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners. DISPUTES: Should any breach of this Agreement occur, the prevailing party is entitled to receive attorney fees’ and court costs from the non-prevailing party. Should the Guest(s) default on any payment obligation under this Agreement, the Guest(s) shall be responsible for any attorney fees incurred by the Manager in collection of payment. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

My family loved this home! It looked just as listed and the host responded quickly with all questions. We had dinner together around the hugh kitchen island❤️ We swam in the pool and played ping pong everyday😀 So many family games were in the garage ❤️ We all were able to walk to the beach, even my 76 year old mother! We were less than 3 minutes to the ice cream shop and Publix. Another great family memory. Looking forward to the next visit!

Absolutely Perfect Getaway! We absolutely loved our stay at this beautiful home! The house had every amenity you could possibly think of - everything was thoughtfully provided, making it feel like a true home away from home. The hosts were amazing and incredibly responsive, which made the experience even better. This was the perfect spot for a restful and recharging getaway. Just one block from the beach (our favorite place to be!) and right next to the Vilano Beach Nature Walk, which we thoroughly enjoyed exploring. We also loved that it was a short drive into St. Augustine - close enough to enjoy all the restaurants, history, and charm, but far enough to have our own peaceful oasis with the beach and pool right at our fingertips. Highly recommend this property—can’t wait to come back!

This felt like paradise. What a gem! The beach is a very, very short walk away and is lovely. The house came with literally everything you need for a great beach day (chairs, cooler, umbrella, floats, wagon)! But what really stood out was the kitchen and outdoor eating area by the pool. Cook a meal around the incredible kitchen island, and then eat it outside by a pool? What a memory! Check-in was super easy, and the hosts are great. Very responsive to any needs. From the house, you can walk to quite a bit (Publix, a coffee shop, pier, restaurants). Our kids loved everything---the pool, basketball court, table tennis. I highly recommend this place, and already wish I was back starting my mornings sipping sunrise coffee on the beach.
