Fully equipped for the perfect getaway including smart TVs, beach equipment, shuffleboard, private fenced in yard and a fully stocked kitchen!

Come stay in this comfortable and clean home located minutes to restaurants, shopping, Publix and Whole foods grocery stores, bars, Starbucks and Bold Bean coffee shops and Huguenot Park! Located in a quiet beach neighborhood and equipped with everything you need for your ideal coastal vacation. Your stay includes a smart TV with Direct TV stream guest account, fast WIFI, beach towels, comfortable memory foam beds and a fully stocked kitchen. The private fenced in backyard is the perfect place to enjoy the Florida weather with the outdoor patio furniture, cornhole, and grill. Your stay includes 4 beach chairs, beach towels, beach cart, beach umbrellas and a rolling cooler. 
We provide a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. 
The sparkling clean and updated bathrooms have towels, soap, shampoo and conditioner provided.
The property also has a free washer and dryer for your use.

Transit

There is a Whole foods within 900 feet away in a shopping complex with restaurants, stores, and nail salons. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you!
We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches.

Notes

Things to know!
- Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt.

-Trash/recycle days are posted in the house and in our house manual. We would appreciate if guest could take the bins out on the specified days.

House Rules

ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. 

CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.

CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour.

CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged.  You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. 

SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors

SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine

ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. 

PETS (DOGS ONLY)  -  $150 non refundable Pet Fee.  PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding,.

DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking.

NO USE OF FIREPLACE: The fireplace is not operable. 

REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. 

CANCELLATIONS- Please be aware of the cancellation policy before booking! 

HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED  – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. 

PARKING: 4 parking spots available. No commercial vehicles allowed

By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

Mealer Management serves  as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

We have rented many places since retirement, this was the best! We enjoyed walking the beach during sunrise to having a glass of wine in the back yard! We felt like we were at home! Great sunlight at sunset too! Can’t forget the fun play room shuffleboard, darts, and all the beach toys you need for a beach day. The kitchen has everything you need to make a nice dinner or grilling out back!

Coco was a very hospitable and responsive to all of our needs, even with some accommodations that needed to be made. We discussed everything and she was very helpful and friendly, and the place was beautiful! We had such a great time and I would definitely stay there again. Too bad it was a little bit cold so we couldn’t enjoy the outside area (that was so cute) but maybe next time.

It was clean and very walkable to the beach. Coco was great with communication and accommodating with anything that we asked of her. The beach supplies and baby gates are perfect for families with little ones.

Fantastic location— steps from the beach but also close to great local places (can easily walk to Bold Bean for the best coffee). The house was perfect for our stay. It’s a great layout, rooms and bathrooms are super spacious. ..and having the beach wagon, sand toys, and chairs made it so easy to just relax! Wish we could have stayed longer to take advantage of the adorable back yard and grill setup, but will definitely be back!

We enjoyed our stay! Coco was a great host and left clear instructions. The proximity to the beach is great. The kitchen is well-appointed. One item to note is that the property has multiple flights of stairs, so if you have very little kids or mobility limitations, this may not be the place for you.

Would highly recommend this property. Everything was as advertised; clean and comfortable. CoCo was very responsive and professional. We're in the JAX Beach area a few times a year and will stay her again if it's available.
