Located in a quiet beach neighborhood and equipped with everything you need for your ideal coastal vacation. Your stay includes beach chairs, Smart TV’s, WIFI, and a fully stocked kitchen.
Space
Perfect location for everything you need. It is a few steps to the beach and a short walk to local coffee shops, Native Sun grocery store, and an assortment of restaurants. This clean and freshly updated home includes smart TVs and fast Wi-Fi! The kitchen is complete with cooking ware, full dining sets, Keurig coffee maker, and everything you will need to feel at home! You get to enjoy the private fenced in backyard all to yourself with lounging furniture and a grill. There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. First Floor: 1 Full size bathroom 2nd bedroom: 1 full sized bed and 1 twin sized bed (bunk bed) and a roll away twin bed 3rd bedroom: Queen size bed and includes rollaway twin bed 4th bedroom flex: Daybed with trundle (2 twins) with workspace and access to outdoor backyard Second Floor: Primary Bedroom: King Sized Bed with full private bathroom that includes a double vanity Fully Stocked Kitchen Living Room Half Bathroom Balcony Both of the clean and updated bathrooms have towels, soap, shampoo and conditioner provided. Beach towels are provided. You can comfortably sleep 9 people! We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. We specialize in vacation rentals at Jacksonville Beach so our team is just minutes away to help during your stay. Transit
There is a shopping complex with restaurants, stores, and nail salons within walking distance away. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches. The Beach Buggy is only running during certain hours!
House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS. An additional fee will be charged if there is any evidence of pets on furniture, bedding DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 4 parking spots available. No commercial vehicles allowed. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

Coco’s beach house was everything we thought and more. It was super clean and conveniently located. The inside was so clean and it was perfect for our weekend get away. Coco left great instructions and the recommendations were good also. Well stocked kitchen and the Keurig pods were a nice touch. Can’t wait to go back!!!

We had a great time in Jax Beach! The townhome was very clean and spacious. Everything in the kitchen is new and we had everything we needed to cook. I appreciated the stater supply of coffee pods. Having access to the garage was key for all the beach equipment. The unit came equipped with plenty of beach chairs, towels, and sand toys. We used the outdoor shower, which has hot water, to wash off the sand. The beds were comfortable. We would stay here again and enjoy all that Jax Beach has to offer. There are tons of great restaurants and the beach is gorgeous.

A beautiful and comfortable stay. Both levels have high ceilings, the upstairs living / dining / kitchen area is very large, and the primary bedroom upstairs is oversized as well. Our family loved the easy walk to the beach with provided chairs and umbrella and towels so the location is stellar and quiet. The kitchen is spacious so we could all cook together and included all the items you would want for cooking. Thank you Coco for an amazing stay!

We had a great stay at Coco’s place. The beach was five minutes walking distance away, the restaurants and grocery store was another short walk away. The place was very comfortable, clean, and the perfect size for our party of three adults and two kids. Very beach friendly and kid friendly. Coco was super helpful and responsive. We couldn’t ask for a better stay!!
