This clean and freshly designed beach home incorporates large windows to maximize natural light and has breathtaking Balcony Ocean Views for you to engage all your senses in this unique coastal aesthetic. Additionally, plush furnishings, bespoke artwork, and carefully curated accessories contribute to you living the luxury beach life Florida has to offer. It is a few steps to the beach and a short walk to local coffee shops including Round Bird, Native Sun local grocery stores, and an assortment of restaurants like Salt Life Food Shack, Mellow Mushroom Pizza and more. The kitchen is complete with cooking ware, full dining sets, Keurig coffee maker, and everything you will need to feel at home! You get to enjoy the private fenced in backyard all to yourself with lounging furniture and outdoor showers for you to rinse with after the sandy beach. This home includes a propane grill for your use. There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. First Floor: 1 Full size bathroom 1 bedroom: King sized bed, Smart TV, and workspace Single car garage with three bikes, beach cart, beach chairs, umbrella and coolers Second Floor: Fully Stocked Kitchen Living Room with 65' Smart TV and a blow up mattress for your use Half Bathroom Spacious Ocean View Balcony Laundry Room Third Floor: Primary Bedroom: King Sized Bed, Smart TV, and full private bathroom that includes a double vanity and Ocean View Balcony 3rd bedroom: Two twin size beds 4th bedroom: King size bed with Smart TV Guest bathroom with tub All of the clean and updated bathrooms have towels, soap, shampoo and conditioner provided. Beach towels are provided. You can comfortably sleep 8-10 people! We also have family friendly amenities such as baby stair gates, Grayco play pen and a child bike trailer. POOL HEATING ONLY! Pool heater is turned off 4/15 - 9/15. Our heater will be on 9/16-4/14 for 24/7 at the Standard heated temperature. Spa and pool are not able to be heated at the same time, due to the functionality of new pool equipment. If you wish to heat the spa instead, it will cost an extra $150 per stay and you will not have pool heating for your stay. We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. Transit
There is a shopping complex with restaurants, stores, and nail salons within walking distance away. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches. It is only running during certain hours!

Things to know! - Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt. POOL HEATING ONLY! Pool heater is turned off 4/15 - 9/15. House Rules
Rental agreement will be required to sign before your stay. ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. NO USE OF FIREPLACE: The fireplace is not operable. REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 4 parking spots available. No commercial vehicles allowed SWIMMING POOL: Use of the swimming pool is at the guests own risk. Children must be supervised at all times. Guests will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

Coco's place was just a five-minute walk to the beach and was great for youngsters and oldsters. The house was very well equipped, very clean and comfortable. The kitchen had enough utensils and dinnerware for a large group, the best we have ever had in an Airbnb. There was also a large assortment of beach gear---eight or nine beach chairs, an umbrella, a beach wagon and a couple of bikes, also the best equipped we have ever had in a beach rental. We wanted a few dish towels, dish cloths and a dish drying rack. Coco brought them to us personally and quickly. She was very pleasant and helpful whenever we had a request. We loved the house. Coco was a great host. Jack and Sue.

We loved staying at Coco’s beach home! It was beautiful and clean clean! Very well stocked. The walk to the beach was so short and awesome. Coco was very responsive and so friendly. She is a great host . We loved the nearby restaurants and ate some good food. We felt very comfortable and could live there. Me and my family would love to visit her beach home again and we enjoyed Jacksonville beach. I highly recommend this house and area to families and want to visit again one day. Thanks so much Coco you have a wonderful beach home.
