Perfect location for everything you need. Minutes away from coffee shops, grocery stores, the pier, and Jax beach's most popular bars. Primary bedroom has a Queen bed. 2nd bedroom has a full bed with a twin sized trundle pullout. 3rd bedroom has two twin sized beds. This clean and freshly updated home includes beach towels, smart TVs and fast Wi-Fi! The kitchen is complete with essential cooking ware, blender, dining sets, Keurig coffee maker, and everything you will need to feel at home! There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina rooftop for sunset, and best brunch spots. Both of the clean and updated bathrooms have towels and soaps provided. There is a patio furniture set perfect to have a cup of coffee in the morning or a cocktail in the evening to enjoy the ocean breeze! The back patio has a back drop perfect for photos. The property has a washer and dryer with laundry soap and dryer sheets for your use. We provide beach towels, chairs and a cooler for your use! We also partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. We specialize in vacation rentals at Jacksonville Beach so our team is just minutes away to help during your stay. We do our best to make sure nothing comes up during your stay but we specialize in vacation rentals at Jacksonville Beach so our team is just minutes away to help during your stay if any issues occur.
Transit
There is a Publix grocery store on Beach Blvd .5 miles away. There are also many restaurants, stores, and nail salons in the area. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life rentals. They will bring them right to you! They also have beach chairs, umbrellas and more. We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!
House Rules
Rental agreement will be required to sign before your stay. ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the Airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the Airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 6 parking spots available. No commercial vehicles allowed. PLEASE DO NOT WEAR SHOES IN THIS HOUSE By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

We were coming for relief from the effects of Helene. Our power was restored the day before we left. This home was the perfect respite. I came with my DIL and 4 grandchildren, leaving my husband (farmer) and son (EMS/firefighter) to put our town back together. A native of the Jacksonville beaches, I realized this was a perfect location...quiet neighborhood but near parks, restaurants, shopping and friends. We even got a quick hour at the renovated beach bowl. Everyone had their own bed, having two living rooms was a big bonus that I didn't realize we would enjoy so much. My 9yo grandson was quick to let me know that they could watch tv in the evening while the adults could chat and catch up with what was happening at home. It is a very well laid out home. Kitchen had everything we needed to prepare many of our meals. The home was very clean and everything was in excellent working order. I felt like the price was very reasonable.
