This home is situated in a residential area and noise must be inside after 10pm, no large parties allowed.

• **Pool Heating:** Pool heaters are turned off 4/15 - 9/15. Guests use the pool at their own risk.***
Please note: all modern pool heaters are technically unable to heat water once the outdoor temperature drops below ~55°F. This is a universal equipment limitation, not specific to our property, so we encourage guests to plan accordingly during cooler months.

• ***Smoking is strictly forbidden anywhere on the property - the house, front or back yard***

• We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property.

House Rules

Rental agreement and pool waiver must be signed before check in.

HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED  – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card.

ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. 

CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.

CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour.

CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged.  You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. 

SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors

SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine

ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. 

PETS - $150 non refundable Pet Fee.  PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, OR FURNISHINGS. An additional fee will be charged if there is any evidence of pets on furniture, or bedding.  

DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking.

USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash

REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. 

CANCELLATIONS- Please be aware of the cancellation policy before booking!  

PARKING: NO GARAGE PARKING. 3 parking spots available. No commercial vehicles allowed 

SWIMMING POOL: NO DIVING ALLOWED. Use of the swimming pool is at the guests own risk. Children must be supervised at all times. Guests will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem. Pool heater is controlled by phone and only by host.

By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

Mealer Management serves  as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

Cancellation Policy

Bookings canceled at least 14 days before check-in will receive a 100% refund. Bookings canceled at least 7 days before check-in will receive a 50% refund.

The house was perfect for our Best Friends week get together! The kitchen was fully stocked and very clean as well as the bathrooms and the rest of the house. The house was exactly as described and pictured. The location is walkable to many things including the beach, pier and restaurants. We didn't use the bikes as we ran out of time but super thoughtful of the hosts to have beach chairs, beach towels and bikes. We had a great stay and would stay again!

The home was beautiful and in a quiet neighborhood. The beds were super comfortable as well! They were very responsive and attentive. The home was also well stocked to accommodate your needs ranging from baby essentials such as baby toys, high chair, and baby spoons down to the lighter that I forgot to bring to light my daughters candles for her birthday cake. The heated pool was also a big hit with the children! We look forward to staying here again in the future.

Coco’s home was perfect for our FL visit with family. The location was easily accessible to tons of restaurants and beach access areas, but also to JTB for going downtown or elsewhere in Jacksonville. The house was very comfortable and we were able to make several meals with kitchen equipment provided. We were able to use the pool down to an outside temperature of 65 degrees Fahrenheit, we are also a pretty hardy family currently living in northern Wisconsin.
