Perfect place for a coastal get away. You will have a beautifully maintained pool surrounded with lounge chairs, and an outdoor dining set. The Pool table, ping pong( in the garage now) table and dart board are perfect for trips with the whole family. The kitchen is complete with appliances, cooking ware, dining sets, Keurig coffee maker, and everything you will need to feel at home! You will have beach chairs and beach towels to enjoy by the pool or take to the beach! There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. The property also has a washer and dryer with laundry pods for your use. There is a park within a 1 mile walk away with a turf field, tennis courts, beach volleyball courts and a playground! If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!

INDEMNIFICATION AND WAIVER: We maintain our property with the utmost care and regard for our guests’ safety. All guests are responsible for their own actions and the actions of any minor children during the course of their stay. Guests assume all risks associated with swimming and should only use the areas that are designated. No diving is permitted
House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. NO USE OF FIREPLACE: The fireplace is not operable. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 6 parking spots available. No commercial vehicles allowed SWIMMING POOL: Use of the swimming pool is at the guests own risk. Children must be supervised at all times. Guests will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem. By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

This place was perfect for us! We are a family of four with two teenage daughters and a small dog. We were visiting Jacksonville for the Gator Bowl. We loved the location, which was a short drive to the beach and surrounding restaurants. It was also easy to get to downtown Jacksonville for the game. Coco has an awesome binder with local recommendations on everything you can think of. We felt like locals and that we saw the best of JAX beach in just three nights. The backyard was perfect for our dog and we also enjoyed taking in some rays by the pool....even in January. Coco responds immediately to messages. Thank you Coco!

Our family had a lovely time together but especially enjoyed the pristine pool at this property. The neighborhood is great, making you feel comfortable and safe all while being close to the area's amenities. Overall, we had a good and memorable experience! Host communication was great and responsive but there were some drawbacks throughout our stay... Bathroom outlets did not work on arrival, and maintenance was sent but we were not made aware of this. Problem was fixed and he also replaced overhead oven light that was out. More coffee pods were also provided as only 5 were onsite for an 8 person stay. Provisions are basic and we had to fix some of the pictures falling apart that should have been noticed by one of their team members. We found find that some kitchen chairs needed replaced, the couch needs cleaned, and sliding door and deck could use preventative safety and operation maintenance. I believe those improvements will be made by Coco's team and you will enjoy your stay!

Great hosts, very responsive, and accommodating. The home is beautiful and relaxing. It is located in a wonderful neighborhood and within walking distance there is a dog friendly preserve with scenic views. While the local restaurants are great, the kitchen is equipped for cooking at home. This home is well cared for and the perfect place for those wanting to venture out or a cozy place to escape the everyday.

What a fabulous find! We were in need of a vacay…We had just went through a devastating hurricane. This was just the place we needed to recharge our batteries. The keyless door opener and lock, was so easy! The neighborhood is quiet, so if you are looking for peace and quiet this is your place. It is an older home with many renovations. The whole house was so clean! The linens were stainless…The beds…Very comfortable! The back patio was an inviting retreat…We didn’t use the pool, but it was clean. I would come back to this ARBNB for sure! I would not hesitate! All the info they gave-explained everything to perfection! Thank you for sharing your home with my family!

We had a great time here. We stayed Friday-Sunday and got married on Saturday so I will forever remember this home with heartfelt memories. Swimming in the pool Friday night to calm our nerves, the kids playing outside while we were getting ready/doing hair and nails, coming back after the wedding to eat cake with our little family. It was perfect.
