You are walking distance from many coffee shops, restaurants, bars and the sand. Covered parking, washer, dryer are included.  Less than 5 miles away from the Mayo Clinic. Your luxurious suite is very clean and has a modern, coastal vibe. I am also a licensed Florida Real Estate Agent if you are looking to move to the Jacksonville area and would like to check out any houses!

Perfect location for everything you need. It is walking distance from coffee shops, grocery stores, the pier, and Jax beach's most popular bars. This clean and freshly renovated suite includes all new flooring and furniture. The queen size bed with tempur-pedic mattress includes a trundle twin size bed underneath. This place has a beach towels, smart TV and fast Wi-Fi! 
The kitchenette is complete with a Keurig coffee maker, dishes, glasses, microwave and everything you will need to feel at home! 
There is a guest book with a local's guide including our favorite places such as Taco Lu, Casa marina rooftop for sunset, and best brunch spots. 
There is a closet with a suitcase rack, clothes hangers and room for your belongings!
The beautiful spa like white bathroom is complete with 3 luxury towels, shampoo, soap, LED light up mirror, bluetooth speaker and a hair dryer! 
There is an outside bistro table perfect to have a cup of coffee in the morning or a cocktail in the evening to enjoy the ocean breeze! 
The property also has a washer and dryer with laundry soap and dryer sheets for your use.
Their is a smart T.V., so you can connect through Apps like Netflix, Comcast, Xfinity, Hulu, Etc.
We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property.

Neighborhood

There is a Publix grocery store on Beach Blvd .5 miles away. There are also many restaurants, stores, and nail salons in the area. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life rentals. They will bring them right to you!
We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!

House Rules

ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. 

CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.

CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour.

CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged.  You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. 

SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors

SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine

ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. 

PETS (DOGS ONLY)  -  $65 non refundable Pet Fee.  PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa.

DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking.

USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash

REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. 

CANCELLATIONS- Please be aware of the cancellation policy before booking! 

HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED  – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. 

PARKING: 2 parking spots available. No commercial vehicles allowed

Such a cozy little place!! We had such a great stay here. Check in instructions were really clear and parking was easy. The location is in a small neighborhood and was great if you don't mind a little walking! You can reach just about everything (beach, bars, restaurants, shops) within a 15 minute walking radius. The place was clean, although there seemed to a never ending fly issue? There were flies in the Airbnb upon check in, which being in humid Florida we didn't think much about, but after killing most flies I swear they kept doubling. They weren't regular house flies, just flies that were slightly bigger than a gnat but annoying nonetheless. Overall, we had a great stay (minus the flies but understand Florida conditions) and would stay here again in a heartbeat!

I loved my stay! It was perfect for a solo weekend trip. There are so many restaurants and grocery stores close by. The studio was private but I felt very safe. This was my second time staying at a property from these hosts and I will definitely be a returning client!

Everything was great - clean, welcoming, and very convenient. May have missed it in the description, but we didn't realize the Airbnb is connected to a house that someone lives in. This was not a problem at all - absolutely no issues. Just a surprise.
