The kitchen is complete with appliances, cooking ware, dining sets, Keurig coffee maker, and everything you will need to feel at home! There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa marina rooftop for sunset, and best brunch spots. There is a patio furniture set perfect to have a cup of coffee in the morning or a cocktail in the evening to enjoy the Florida weather! If you are bringing your fur buddy, you’ll get to enjoy a full fenced back yard. The palm shack includes a picture perfect “stay awhile” backdrop wall! Great for IG photos and family pictures. The property also has a washer and dryer with laundry soap and dryer sheets for your use. Primary Bedroom: King size bed with smart TV and a private bathroom 2nd Bedroom: Queen size bed 3rd Bedroom: Queen sized bed with a smart TV Comfortable couches and an air mattress are included so you can comfortably sleep 8 people! Both of the clean and updated bathrooms have towels provided for each guest as well as soap and shampoo. We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. We specialize in vacation rentals at Jacksonville Beach so our team is just minutes away to help during your stay. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!
House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding, or in the pool/spa. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. NO USE OF FIREPLACE: The fireplace is not operable. USE MAKE UP TOWELS PROVIDED: You will be responsible for make up stains left on our white towels/linens that aren’t able to come out in the wash REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 4parking spots available. No commercial vehicles allowed By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

Great stay at the Palm Shack! We were there for Mayo appointments and Coco was very communicative and flexible. We stayed here one week during a month in the area and this place was the only true 5 star stay we had. Everything was exactly as pictured with a fenced in backyard for our dog. The yard crew knocked on our door and let us know before entering the back yard. Everything was great!

Unfortunately, our trip was not for a vacation, we were getting out of the path of hurricane Helene, but our day was really great and the house is just as it looks in the photos. It was very clean and had everything we needed. Coco was a fantastic host , always responsive when I had questions. It was a great stay, I hope to come back and visit again for an actual relaxing getaway!

Coco’s place is exactly as described and depicted in the photos and provided our family with a great place to stay while visiting our son and DIL in Jacksonville. The location is close to so many great restaurants and the beach. The houses in this neighborhood are very close together, so just be aware. Her house is surrounded by privacy fences so while we didn’t see the neighbors, at times we did hear them; but it was never noisy or disturbing. Coco was very responsive to all of our communications and very helpful. She also graciously accommodated our request for an early check-in. We would definitely stay here again.

The place is as described on the website. The hosts are very quick in communication and worked out an early check-in we needed. The instructions were clear to reach the place. We did experience issues with the HVAC not working. As soon as we reported, CJ called me and offered us another nearby home that is more spacious, private and closer to everything. I'm sure the new home that we moved is much expensive but they offered immediately without any questions or charges. My entire family group of 6 loved the place. It's relaxing and fun. Thanks to Coco & team for proactive communication and taking care of us. Sure to visit again!
