Perfect location for everything you need. It is a few steps to the beach and a short walk to Bold Bean coffee shop, Whole Foods grocery stores, shopping, restaurants, and Huguenot Park. This clean and freshly updated home includes smart TVs and fast Wi-Fi! There is a beach cart, beach chairs, boogie boards and cornhole for your use. The kitchen is complete with appliances, cooking ware, dining sets, Keurig coffee maker, and everything you will need to feel at home! There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. The property also has a washer and dryer with laundry pods for your use. First Floor: Primary Bedroom: Queen and twin Sized Bed, full private bathroom Second Floor: 2nd Bedroom: King Sized Bed and Twin bed, full private bathroom In this closet, we have 2 single roll away beds with mattresses Fully Stocked Kitchen Living Room: 2 Sofas Half Bathroom You can comfortably sleep 8 people! Both of the clean and updated bathrooms have towels, soap, shampoo and conditioner provided. 700ft to the sand. 0.2 mile walk to Huguenot Park which features tennis courts, a playground, basketball court, and a pond. 0.3 mile walk to a shopping center that includes Whole Foods, Chipotle, Panera Bread, Homegoods and more. 9 minute drive to Mayo Clinic. 14 Minute drive to TPC Sawgrass. We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property. This home is managed by the Jax Beach locals, Mealer Management. We specialize in vacation rentals at Jacksonville Beach so our team is just minutes away to help during your stay. There is a Whole foods within 900 feet away in a shopping complex with restaurants, stores, and nail salons. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you! We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches.
House Rules
ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds. CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour. CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged. You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. PETS (DOGS ONLY) - $150 non refundable Pet Fee. PETS ARE NOT ALLOWED ON FURNITURE, BEDDING, FURNISHINGS OR IN THE POOL/SPA. An additional fee will be charged if there is any evidence of pets on furniture, bedding,. DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking. NO USE OF FIREPLACE: The fireplace is not operable. REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. CANCELLATIONS- Please be aware of the cancellation policy before booking! HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. PARKING: 4 parking spots available. No commercial vehicles allowed By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age. Mealer Management serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

Coco made me feel at ease booking the Cottage near the beach, as if a friend was inviting me to stay. She was very sweet, and also knowledgeable and very responsive. The house was gorgeous! It looked professionally decorated. The beds were comfortable, the linens clean and soft, kitchen and bathrooms beautiful. It was really convenient to have a half bath plus two full baths. I am sensitive to smells, but when I walked in everything smelled wonderfully fresh and clean. The walk to the beach is easy, and there are other beautiful houses to see along the way. My family and I were super refreshed by our stay and hope to stay again in the future.

We had a great stay at Coco’s place! The home was as listed and pictured. Extra beds, bedding, and pack and play were available. Sand toys and beach wagon were great to use for the beach. They had board games at the house which our kids appreciated. Kitchen was well stocked with necessities. The location is walkable - 4 min to the beach, 4 min to restaurants and coffee. Area felt quiet and safe. Would absolutely recommend!

Great location, quiet end unit on a cul de sac, easy access to the beautiful beach. Unit was very comfortable with pretty, modern decor. Nice size yard with beautiful landscaping and patio and deck seating to enjoy it. Host was super friendly with very quick, helpful communications. We loved our stay!
