Come stay in this comfortable and clean home located minutes to restaurants, shopping, Publix and Whole foods grocery stores, bars, Starbucks and Bold Bean coffee shops and Huguenot Park! Your stay includes smart TVs with YOUTUBE TV guest account for live TV, fast WIFI, beach towels, comfortable beds and a fully stocked kitchen. Located in a quiet beach neighborhood and equipped with everything you need for your ideal coastal vacation. The open back patio is the perfect place to enjoy the Florida weather with the outdoor patio furniture, grill and ocean breeze. 
We provide a guest manual with a local's guide including our favorite places such as Taco Lu, Casa Marina Rooftop for sunset, Eleventh South Bistro and best brunch spots. 
The sparkling clean and updated bathrooms have towels, soap, shampoo and conditioner provided.
The property also has a free washer and dryer for your use.

Transit

There is a Whole foods walking distance in a shopping complex with restaurants, stores, and nail salons. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you!
We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches.

Notes

Things to know!
- Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt.

-Trash/recycle days are posted in the house and in our house manual. We would appreciate if guest could take the bins out on the specified days.

House Rules

ALL CORRESPONDENCE KEPT THROUGH AIRBNB PLATFORM: We have a team member watching the airbnb inbox 24/7 for all your needs and quick responses. Please do not text or call outside the airbnb platform unless it's an emergency or urgent. 

CITY ORDINANCES/QUIET HOURS- All guests agree to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 8:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.

CHECK-OUT TIME IS 11:00 A.M. - The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will incur a fee of $100 per hour.

CHECK-IN TIME IS 4:00 P.M. - Please do not enter the house before 4 p.m. without prior authorization. Unauthorized early check ins will be charged $100 per hour. In some cases, an Early Check In may be arranged.  You will need to message us the day of check in to confirm with the cleaning team when the property will be ready. 

SMOKING- ABSOLUTELY NO SMOKING IS ALLOWED IN THE PROPERTY. $300 - $1000 will be charged if there is any sign of smoking indoors or any butts/ash left outdoors

SAND CLEANING: Please use the outdoor hose/shower to wash off any sand before entering the house. Please beat any beach towels free of sand before putting them in the washing machine

NO WALKING ON DUNES: The beach access is directly left of the building. 

ILLEGAL ACTIVITY- Illegal Activity including, but not limited to the possession of illegal substances is strictly prohibited anywhere in or on the property. No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. 

NO PETS ALLOWED INSIDE OR OUTSIDE THIS PROPERTY: $500 fee if there is evidence of a pet during your stay. If you are unable to find other arrangements for your pet, we have other properties that allow pets! Any unauthorized pets will lead to a $500 fee.

DAMAGES/FURNITURE- No moving furniture around. You will be responsible for any damages to the property, furniture and furnishings. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to the guest who is responsible for the booking.

NO USE OF FIREPLACE: The fireplace is not operable. 

REPAIRS:- We do our best to make sure everything is working properly but things can happen and break. PLEASE do not put off notifying us immediately as it could delay us getting the repair done quickly. Guests understand and agree that Managers may enter the rental property at any time for the purpose of making needed repairs. No refunds or rent reductions will be made due to malfunction of appliances or equipment. 

CANCELLATIONS- Please be aware of the cancellation policy before booking! 

HOUSE PARTIES/ EVENTS-ARE NOT ALLOWED  – Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by Manager. If the unit is occupied by more than the number of people stated, it will result in loss of total rent and/or additional charges to guest’s credit card. 

PARKING: 2 parking spots available. No commercial vehicles allowed

By making a reservation, you are agreeing and accepting all items listed and hereby certify that you are at least 25 years of age.

Mealer Management serves  as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners

Great getaway to spend with mom and sister! Perfect location and beautiful condo on the beach with breathtaking sunrise from the primary bedroom. My host, Coco, very friendly, communicated well from preparing my arrival and answered any questions I had. She also allowed an early check in since my plane landed early. The condo was beautifully decorated and felt at home. My mother loved sitting at the table looking at the mirror with the beach reflection at her sight. She felt like she was on a cruise without the water motion of getting sea sick . She enjoyed her stay. The rooms were very comfortable, the kitchen was spacious. The living area was nice so we can see the ocean waves. Will return here again . Thank you Coco!

Perfect Beachfront Getaway!** Our stay at this beautiful three-story townhouse in Jacksonville, Florida, was absolutely fantastic! Situated right on the beach, the property offered breathtaking ocean views and a serene, coastal ambiance. The home was bright, tastefully decorated with a coastal flare, and impeccably clean. From the well-stocked kitchen to the comfortable beds, every detail was thoughtfully provided to ensure a relaxing stay. The quiet neighborhood made it easy to unwind, and waking up to the sunrise from the balcony and master bedroom was truly a highlight. Beyond the property, we loved exploring the local area, dining at nearby restaurants, and taking strolls along the Jacksonville Beach Pier. The host, Coco, was incredibly attentive and responded to any requests almost immediately, making our stay even more enjoyable. We highly recommend this rental for anyone looking for a peaceful and picturesque beach getaway. We hope to return again soon!

This was our second stay at this amazing property, and we purposefully sought it out again—it’s just that special! The ocean view is absolutely breathtaking and even better than the pictures. The neighborhood is peaceful and serene, yet perfectly situated near plenty of attractions and amenities. The three-story home is beautifully decorated, with expansive windows that offer gorgeous views of the ocean. We especially loved the balcony on the ocean-facing side—it was the perfect spot for morning coffee or unwinding in the evening. The middle floor is a fantastic hang-out space, with a spacious, well-equipped kitchen that makes it easy to cook and entertain. Every detail in this home is thoughtful, comfortable, and makes it feel like a true retreat. We can’t recommend this property enough and are already looking forward to our next visit!

Fabulous stay in a great location! Perfect amenities for a big family. We don’t have to worry about a thing. There’s a pack n play, wagon, beach chairs and toys and plenty of towels, dishes etc. house itself is very family friendly, beautiful sunrise views from the bedroom window. We happened to have great weather and a quiet beach while we were here. A perfect getaway even in the winter!

Gorgeous oceanfront condo! My family and I had a wonderful and relaxing weekend. You can’t beat the view! The sounds of the waves are so serene and peaceful. The unit was very clean and nicely decorated. The kitchen was well equipped which made it so convenient to cook a nice meal. We loved our stay :)
